Why chimneys are vulnerable

A chimney interrupts the main roof covering, which means tiles or slates, leadwork and masonry all have to meet while remaining weather-tight.

Signs we look for

Loose or split lead, gaps at the masonry, deteriorated pointing, damaged surrounding tiles and staining around the chimney area can all help narrow down the cause.

Why sealant is not always the answer

A quick bead of sealant can hide a failed detail temporarily without correcting the way water is entering. We prefer to identify the weak point and repair the detail properly.

Can it be repaired without replacing the roof?

Often, yes. Where the surrounding roof remains sound, chimney and flashing faults can frequently be treated as a local repair.
