Slipped or Broken Roof Tiles: Do They Need Repairing?
What a loose or damaged tile can mean, and why it is worth dealing with before the next spell of bad weather.
Why tiles move
Age, weather, failed fixings and impact can all cause tiles or slates to crack, slip or come away.
Can one tile cause a leak?
It can. The roof may have a secondary layer beneath the covering, but it is not something we would rely on indefinitely once the main covering has failed.
What we check
We look at the damaged tile, surrounding coverings, battens or visible fixings where accessible, and nearby ridge, verge or flashing details.
Repair or replace?
A small number of damaged tiles does not automatically mean a new roof. The condition of the surrounding roof is what matters.
