A practical guide to the common places we check when a customer calls us about water coming through a roof.
Start with where the water appears
The damp patch is useful, but it does not always identify the entry point. Water can run along felt, timbers or the underside of a roof covering before dripping into the room below.
Tiles and slates
A cracked, missing or slipped tile can expose the layers beneath. We also look at neighbouring tiles because movement or fixing failure can affect more than one piece.
Leadwork, valleys and chimneys
Junctions are some of the hardest-working parts of a roof. Flashings, valleys and chimney details have to move and weather while continuing to keep water out.
Flat roofs and extensions
On a flat roof, the source may be a failed seam, edge, outlet or upstand. The visible split is not always the whole story.
What we recommend
If the fault is localised and the surrounding roof is serviceable, we normally look for a repair solution first. If there is wider deterioration, we explain what we have found and why a larger repair or replacement may be more sensible.
